The challenge

A secondary dwelling on a sloping, reactive block was still at design stage, with no builder pricing yet in hand. The site itself carried real structural cost drivers — a stiffened raft and pad footings rather than a standard slab — that needed to be understood and costed before any quote could be sensibly judged.

Our approach

We started with a Foundation engagement, working from the design documentation available at the time, to establish a defensible cost position ahead of any builder pricing. Once a builder quote did come in, we moved to a Realignment engagement to reconcile it against that benchmark — working through where the gap sat and what was driving it — alongside a review of what documentation was still needed before signing.

The outcome

The owner moved into contract signing with a real cost benchmark already established, a reconciled position on the builder’s pricing, and clarity on the documentation gaps that needed closing first — rather than discovering any of it after the contract was signed.
